How long does an EPDM roof last in Huntington Beach?

EPDM typically lasts 25 to 30 years, and can reach 40 years or more with a thicker membrane, quality installation, and maintenance. Seam integrity is the largest factor in that lifespan, since most flat roof failures start at the seams. A 90-mil fully adhered system sits at the top of that range.

Which EPDM installation method is best for a coastal building?

Fully adhered EPDM is generally the better choice near the Huntington Beach coast because it has no ballast and no seam fasteners for wind to lift, which gives it the best wind uplift performance. It runs about 15 to 25 percent more in labor than a mechanically attached system, and that trade usually pays back on exposed coastal roofs.

Does EPDM meet California cool-roof requirements?

A reflective white EPDM membrane can meet California Title 24 Part 6 cool-roof requirements, while standard black EPDM does not. On projects where cool-roof compliance applies, the membrane color becomes a code decision. Confirm whether the current threshold applies to your building and climate zone before ordering material.
